Baccarat Tower – New York, NY

Like a honed piece of exquisite glassware, the 50 story tower distinguishes itself within its surroundings through its formal restraint and focus on detail. From the exterior, Baccarat Hotel & Residences is a study in contrast. The tower’s east and west elevations—the main structural components of the tower—are sheathed in faceted, jet black aluminum panels, referencing the austerity and minimalism of its neighbor, Edward Durell Stone’s landmark MoMA building. Like a geode, these solid, matte surfaces frame the dazzling, re ective north and south façades. Clad with crystal-clear glass, these surfaces evoke Baccarat’s long history of decorative arts. With varying light and sky conditions, these large, glazed expanses appear organic and lively.

The project comprises a new mixed use five star residential and hotel development located in Midtown Manhattan. The residential portion of the building shares amenities with the hotel, such as Gym, Spa and Dining Facilities.

High atop the new five-star flagship Baccarat building is an exclusive collection of brilliant residences & hotel rooms, with all the privacy and security of a condominium (60 residences) and the services and privileges of 114 guestrooms hotel living. The 50-story building at 5th Avenue and 53rd Street, directly across from the Museum of Modern Art, is an instant icon.

Designed by SOM, Baccarat residences offer layouts from 934 square feet to 7,381 square feet, and 114-room.

La Puerta de Vitalidad – Bronx. NY*

This project is part of a large scale development of the Melrose Commons area in the Bronx, we helped the local community group, Nos Quedamos, and Phipps Houses, the oldest non-profit housing developer in New York City — plan for a new mixed-use affordable housing development, keeping with the local Urban Planning Guidelines.

The building was built under the New York City/New York State 85/85 program and now provides permanent housing, as per the following: 51% of the units for formerly homeless families, the remaining 49% are for families earning up to 60% of the median income.

The building program for the site, proposed by a joint venture of Nos Quedamos and Phipps Houses, called for the creation of a new mixed-use, seven-story residential building, running the full block along Third Avenue and 100 feet along East 158th Street. The project encompasses 70,000 square feet, including a 10,000 square foot medical facility.

Developed and operated by Bronx Lebanon Hospital, the medical facility is located on the ground floor, as well as a portion of the lower level. This facility includes family health, dentistry and radiology. The ground floor also contains a retail space and building program space — the residential lobby, management office, security office, community room and laundry room. The residential portion of the building rises six stories above the ground level and contains 61 dwelling units (10 units per floor).

Light House Point – NY

Directly adjacent to the St. George Ferry Terminal and the Stapleton waterfront, Lighthouse Point include more than 100 residential units, 20 percent of which will be permanently affordable; considerable public open space.

Lighthouse Point will create 85,000 square feet of retail; a restaurant and entertainment space; a 12-story, 94,000-square-foot residential building housing approximately 80 market-rate housing units and 20 housing units permanently affordable at 60% of area median income; a 160+ room hotel; a communal-style workspace for local start-up businesses; an urban beach; a series of outdoor recreational areas throughout the site—all with unmatched views of New York Harbor and Lower Manhattan and an onsite parking garage. Project construction will be phased, with each portion of the project opening to the public as it is completed.

Twenty percent of the residential units have been newly designated as permanently affordable for New Yorkers earning 60% or less of the area median income, reflecting the de Blasio administration’s commitment to creating 200,000 affordable housing units across the five boroughs.

Willets Point – Queens, NY

The New York City Economic Development Corporation’s planned to redevelop the Willets-Point-Queens area, which was approved in 2013, and demolition of the industrial section of Willets Point began in 2016.

The new development was originally set to open in stages between 2018 and 2032vThe 13-story mixed use building is part of the “Willets Point” large scale development in Queens, the developers will erect “Willets West” on the existing Citi Field parking lot and turn it into a million- square-foot Mixed use, retail and entertainment center with more than 200 stores, movie theaters, restaurants, hotels, a parking structure and surface spaces for 2,500 cars.

The redevelopment of Willets Point will establish the area as a major new mixed-income neighborhood with a mix of uses.

The building massing is a creative architectural design and a response to the program and zoning requirements, with a setback at the 5th floor with a row of 4 story columns tree supporting the void at the back of the building.
